What does a groundworks contractor in Surrey do?

A groundworks contractor prepares a site and constructs the below-ground elements required before the main building work begins. This can include site clearance, excavation, foundations, concrete slabs, drainage, utility trenches, ground stabilisation and build-to-DPC work for residential, commercial and developer-led projects.

If you are still at the design stage, our guide to planning groundworks covers the drawings, ground investigation, drainage approvals and building control stages to settle before the dig opens.

Groundworks sit at the front of the construction programme. Nothing above ground starts until the site is cleared, formation levels are correct and the substructure is in place, so the groundworks contractor is usually the first main trade on site and sets the timetable for everyone who follows.

The work is governed by paperwork rather than judgement on the day. Drawings define the footprint, the engineer specifies the foundation type and reinforcement, and agreed datum and formation levels control the depth of every dig. Building control signs off the below-ground elements before they are covered up, so a contractor who works from approved drawings and records what was built is far easier to coordinate with.

It also helps to be clear where groundworks stop and other disciplines begin. Demolition and site clearance removes existing structures and makes the site safe to work on. Bulk excavation and earthworks moves large volumes of material to reshape a site or form platforms. Groundworks is the constructed below-ground package between those two and the building itself.

Sequencing matters most where foundations, drainage runs and service routes cross. Agreeing where the drainage falls, the soakaway, the chambers and the incoming water, electricity and gas ducts go before excavation starts is far cheaper than breaking out concrete later. The package should then end in a defined condition: trenches backfilled and compacted, covers protected, formation levels clean and a record of what is buried where, so the next trade starts without remedial work.

Which groundworks services does Surrey Contracting provide?

Surrey Contracting provides foundation and build-to-DPC packages, foul and surface water drainage, soakaway construction, utility trenching, site preparation, excavation and agricultural groundworks. The company works on domestic, commercial and developer-led projects across Surrey, London and the South East.

Surrey Contracting works directly for clients and as a groundworks subcontractor to main contractors, developers and construction managers, taking on the below-ground package within a wider build programme.

Foundations and build to DPC

Our foundation packages take a plot from excavation through to damp proof course, so the bricklayer or frame contractor inherits an accurate, dimensionally correct substructure. We excavate, place concrete, fix formwork and steel, and build brickwork and blockwork up to DPC on extensions, new-build homes and larger development schemes.

  • Strip foundations
  • Trench-fill foundations
  • Raft foundations
  • Block-and-beam floors
  • Concrete slabs
  • Formwork and steel fixing
  • Brickwork and blockwork to DPC

Foundation type and dimensions are not decided on site. They are governed by the approved drawings, the engineer's specification and the ground conditions found at formation level. Where conditions differ from the design, we stop, record it and refer it back to the engineer and building control.

Drainage and utility trenching

Below-ground infrastructure is where most groundworks programmes are won or lost. We install foul and surface water systems, form soakaways where ground conditions and design allow, build manholes and inspection chambers, and cut and backfill the service trenches and ducting routes the utility providers need.

  • Foul and surface water drainage
  • Soakaways
  • Manholes and inspection chambers
  • Water, electricity and gas ducting
  • Connections to existing drainage
  • Coordination with foundations and levels

The outcome is a system that falls correctly, connects cleanly into the existing network and still works once the site is finished. That means agreeing invert levels, drainage runs and duct routes against the foundation layout and finished levels before the first trench is opened.

Site preparation and excavation

Site preparation turns an awkward plot into somewhere a construction programme can run. We strip and stockpile topsoil, form levels, install temporary access and hardstanding, stabilise poor ground and remove surplus material.

  • Topsoil stripping
  • Site levelling
  • Temporary access
  • Ground stabilisation
  • Muck-away and disposal
  • Material reuse on site

Plant is matched to the site, not the other way round. Restricted-access excavation behind an occupied house needs small tracked machines and a plan for getting material out; larger commercial excavation needs bigger machines and dumpers on an organised haul route. Reusing suitable material on site cuts lorry movements and disposal cost.

Agricultural groundworks

Farms and equestrian sites need groundworks that stand up to heavy vehicles and wet winters. We build access tracks, manage surface water, concrete yards, install fencing and gates and carry out land improvement works.

  • Access tracks
  • Surface water management
  • Yard concreting
  • Fencing and gates
  • Land improvement

The outcome clients want is year-round usability: a track that does not rut, a yard that drains instead of ponding, and land that can be worked or grazed. Because the work has to fit around seasonal operations and livestock movements, we programme it to keep the holding running.

How should you choose a groundworks contractor in Surrey?

Choose a Surrey groundworks contractor by checking relevant project experience, health and safety credentials, plant capability, insurance, written scope and the ability to work from approved drawings. The quotation should define excavation, drainage, foundations, waste removal, exclusions and responsibility for coordinating with engineers, building control and other trades.

  1. Check comparable projects. Ask for completed work that matches the project type, scale and site conditions. Restricted-access domestic foundations and a phased commercial substructure are not the same job.
  2. Confirm the proposed scope. Establish whether excavation, drainage, foundations, service trenches, muck-away and reinstatement are included. Disposal is a common gap between two quotations that otherwise look comparable.
  3. Verify safety and competence. Ask for current accreditations and operator qualifications and check them rather than taking a logo at face value. Surrey Contracting holds CHAS, SafeContractor, SSIP, SMAS, CITB, CSCS, NPORS and IPAF accreditations and memberships, works to project-specific risk assessments and method statements, and runs ongoing training including First Aid at Work, CSCS, CPCS / NPORS, asbestos awareness and SMSTS. See our health and safety standards.
  4. Review access and plant requirements. Machinery should be matched to access width, excavation depth, material volume and neighbouring properties. A machine too big for the entrance costs days; one too small for the dig costs weeks.
  5. Confirm technical responsibility. The quotation should establish who supplies drawings, who sets levels, who approves changes and who communicates with the structural engineer and building control.
  6. Request a written quotation. It should identify inclusions, exclusions, assumptions, programme dependencies and the information required before work can begin, so you compare scope rather than headline price.

Common questions

Groundworks FAQs

How much do groundworks cost in Surrey?

Groundworks in Surrey are priced per project rather than at a standard rate, because the cost is driven by ground conditions, access, excavation and muck-away volumes, and the foundation and drainage design. Surrey Contracting provides a free measured site visit and a fixed-price itemised quotation covering materials, plant, prelims and programme, so the price reflects the actual site rather than an estimate.

What do you need to provide a groundworks quote?

A project postcode, a description of the works and any drawings, surveys or engineering information you already have are enough to start, along with details of site access. A free measured site visit within five working days captures levels, access, services and constraints, and the quotation that follows is fixed-price and itemised.

What is build to DPC?

Build to DPC means constructing the substructure up to damp proof course level: excavation, foundations, concrete, and brickwork and blockwork to DPC, ready for the bricklayer or frame contractor to take over. It is a defined handover point between the groundworks and the superstructure, and Surrey Contracting delivers it as a complete package on extensions, new-build homes and development schemes.
